Get the property sale-ready, resolve the paperwork, establish a realistic valuation, create excellent photography and video, and decide in advance how you will handle agents, viewings and offers.

When an offer arrives, evaluate the buyer as well as the number. A slightly lower offer from a cash or properly finance-prepared buyer can sometimes be stronger than a higher offer that introduces months of uncertainty.

Selling in Marbella is not simply list, view, negotiate, complete

Marbella has an unusually international property market, a huge number of estate agencies, substantial differences between asking and achievable prices, owners who are sometimes under no pressure to sell, and buyers who may be arranging finance from another country.

The result is a market where being for sale and being ready to sell are not necessarily the same thing.

FIRST DECISION

Do You Actually Want to Sell?

There are owners who genuinely want or need to sell, and there are owners who would sell if somebody offered them enough money.

Those are two completely different sellers.

Marbella has plenty of owners with valuable properties, low debt and no particular reason to move. Putting a villa on the market at an ambitious price can effectively be a test: if somebody pays that, perhaps they will sell.

There is nothing inherently wrong with that, but it can distort what other owners think their property is worth.

PRICING

Asking Price and Selling Price Are Not the Same Thing

Overpricing is common enough that buyers and agents can begin to expect negotiation almost automatically.

That creates a paradox. Price your property significantly below competing listings and it can look suspiciously cheap, yet buyers may still make an offer below it because they assume everything is overpriced. Copy every ambitious asking price around you and a serious seller can sit on the market indefinitely.

The answer is not simply “price low”. It is to establish what the property is genuinely worth and decide how motivated you are to sell.

Comparable transactions matter more than portal asking prices where they are available.

WHAT DRIVES VALUE

Location Still Comes First

A beautiful renovation can add considerable appeal. So can a strong sea view, pool, landscaped garden, expensive kitchen, orientation, plot and prestigious development.

But you cannot renovate a property into a different location.

Location remains one of the biggest determinants of Marbella property value. Within that location, condition, plot usability, views, orientation, development quality and presentation determine where the individual property sits within the range.

AGENCY STRATEGY

Should You Use One Estate Agent or Several?

Marbella’s property market works differently for buyers and sellers because listings are heavily shared between agencies.

When buying, one good agent can often be enough. Because agencies cooperate and share inventory, a strong agent can usually access properties listed by other agencies too. This shared structure developed naturally because an international buyer visiting Marbella for a weekend could never realistically coordinate separate viewing schedules with ten different agents.

There is another advantage: agent loyalty. If an agent knows you are genuinely working with them, there is more incentive to understand what you want, organise the viewing trip properly and put in the work.

Selling is different. We would normally consider giving the property directly to around one to three good agencies, probably two in many cases. The wider market can still access the listing through sharing, but the agencies holding it directly have more incentive to actively push it.

It can also make sense to choose agencies with different international client bases or language strengths, helping the property reach different buyer groups without turning the listing into a free-for-all.

EXCLUSIVITY

What About Exclusive Agency Agreements?

An exclusive arrangement can work extremely well with the right agency, but the seller should receive a genuine benefit for giving up the ability to appoint other agents directly.

That benefit might be stronger marketing investment, professional photography and video, paid campaigns, international promotion, dedicated account management or a clearly defined distribution strategy.

Do not grant exclusivity simply because somebody asks for it. Understand what the agency will do differently because they have it.

Estate-Agent Commission: Should You Negotiate?

Commission varies according to the property, agency, transaction value, whether another agency introduces the buyer and the agreement negotiated with the seller.

There may be room for negotiation, but we would avoid making commission the only criterion when selecting an agent.

A direct sale and a shared commission are different commercial realities. So is an agent who has spent months actively marketing a difficult property compared with somebody who simply forwards an enquiry.

Treat commission case by case and agree the fee and what is included before marketing begins.

MAKE IT MEMORABLE

Prepare the Property Before You Put It on the Market

Imagine a buyer coming to Marbella for four days and viewing twenty properties.

By property fifteen, individual bedrooms and bathrooms start to blur together. But they will remember the villa that felt immaculate, the apartment with the incredible terrace, the house that smelled damp, and the one full of somebody else’s belongings.

Presentation makes a property memorable.

Fix the little issues before selling. Paint, lighting, air conditioning, obvious leaks, damaged fixtures, pool condition, gardens, terraces and cleanliness all contribute to whether the home feels cared for.

BUYER PSYCHOLOGY

Remove Yourself From the Property

Family photographs, paperwork, toiletries, collections and highly personal decoration reinforce the feeling that a buyer is walking through somebody else’s home.

You want them imagining: “I could live here.”

Neutral does not have to mean sterile. A beautifully furnished property can sell the lifestyle extremely well. But there is a difference between furnished and personal.

If possible, owners should also leave during viewings.

BEFORE YOU SPEND

Should You Renovate Before Selling?

Sometimes. But there is no universal answer.

Ask whether you can manage the renovation, whether you have the cash and time, whether the likely increase in price justifies the work, and whether you are renovating for the market rather than your own taste.

Turnkey properties generally sell more easily, but the eventual buyer may still replace the kitchen you just installed.

For some properties, paint, repairs, landscaping, lighting and better presentation deliver most of the benefit.

PRESENTATION

Should You Sell a Marbella Property Furnished?

Furniture can add enormous value to presentation without adding the same amount to the underlying property value.

This is especially true with large villas. Empty rooms can feel cold and difficult to understand. Furniture gives scale, purpose and warmth.

We would generally want a large property properly furnished while marketing it even if the buyer may later choose their own furniture.

MARKETING

Photography and Video Are Not Optional

In a market with as much inventory as Marbella, mediocre presentation is an unnecessary disadvantage.

Professional-quality photography should be the minimum for a serious sale. For higher-value homes, add a proper walkthrough video that helps buyers understand the layout before travelling to view.

If you are appointing multiple agencies, having your own professional photo and video package keeps the presentation consistent. Large agencies may prefer to create their own material too, and that is absolutely fine if the quality remains high.

The important point is that every version of the listing should make the property look like the same property.

Holiday Rentals Can Make a Property Surprisingly Difficult to Sell

A Marbella investment property can look ideal on paper and still become very difficult to view during peak season.

If July and August are fully booked, a serious buyer may be in Marbella for three days and unable to get inside.

Long-term tenants create similar access issues.

TIMING

When Is the Best Time to Sell Property in Marbella?

There are three different questions: when should you list, when will buyers view, and when are transactions likely to complete?

They are not necessarily the same period.

If we wanted to sell during the year, we would seriously consider getting everything ready in January or February, ahead of spring. Marbella also receives large numbers of international visitors during summer and around Christmas/New Year.

But luxury property can take six months, a year or longer to sell.

SALE-READY

Get the Paperwork Ready Before You Find the Buyer

A property is not genuinely sale-ready because the photographer has finished.

Alterations may have been made over the years. There may be issues involving licences, registered areas, mortgages, community debts, occupancy documentation or other paperwork that needs resolving.

Find problems while you still have time to solve them.

THE OFFER IS NOT JUST A NUMBER

The Highest Offer Isn’t Always the Best Offer

Imagine one buyer offers €1.45M but still needs to arrange international finance, while another offers €1.40M and can complete with cash.

There is not enough information to say which is better, and that is the point.

Price matters, but so do finance, mortgage pre-approval, completion date, conditions, whether another property has to sell first, deposit structure and the likelihood of completion.

LEGAL STAGE

Reservations, Deposits and Buyer Finance

A reservation payment, private purchase contract and deposit arrangement can have different consequences depending on how the agreement is structured and what conditions are written into it.

This becomes especially important where an international buyer still needs mortgage finance, which can materially extend the timeline.

Before treating the transaction as done, understand what happens if finance fails, which deadlines apply, whether money is refundable and what happens if either party does not complete.

NEGOTIATION

How Much Negotiation Should You Expect?

Negotiation is normal in Marbella and many buyers enter expecting movement.

A rough 10% expectation is common conversationally, but it should never be treated as a valuation method. Some sellers have no flexibility; others may accept substantially less because their circumstances have changed.

Excessive overpricing can make the gap between the seller and buyer so large that a sensible negotiation never begins.

PRIVATE SALES

Off-Market Property: Useful Tool or Marbella Gimmick?

Both.

Off-market selling can make sense for genuinely special luxury property, owners who require privacy, or an agency with a strong database of serious buyers.

It can also be a useful test: allow a trusted agency to circulate the property privately before launching publicly and see whether a qualified buyer responds.

But if an ordinary villa is being circulated to dozens of agents and hundreds of buyers through WhatsApp, the fact that it is not on a portal does not automatically make it exclusive.

SELLER COSTS

What Does It Cost to Sell Property in Marbella?

Potential seller costs can include estate-agency commission, legal fees, mortgage cancellation costs where applicable, municipal plusvalía, tax on taxable capital gains, certificates or documentation, preparation costs and other transaction-specific expenses.

For non-resident sellers, Spain’s Tax Agency generally requires the purchaser to withhold 3% of the agreed consideration as a payment on account of the seller’s non-resident tax liability. It is not simply an additional 3% property tax.

Seller tax is individual. Get a calculation for the actual property and seller rather than relying on a generic online estimate.

01 Overpricing from the beginning

An ambitious asking price can be reasonable if you genuinely do not need to sell. It makes less sense if you do.

03 Preparing for the listing, not the sale

Photography generates an offer. It cannot fix missing paperwork, weak buyer finance or unresolved legal issues.

How long does it take to sell a property in Marbella?

Correctly priced properties with broad appeal can sell quickly, while high-value, unusual or overpriced properties may remain on the market for a year or more.

Not automatically. Repairs, cosmetic improvements and excellent presentation can be worthwhile, but a major renovation needs to justify its cost, time and risk.

For sellers, one to three good agencies — often two — can be a sensible balance. Because Marbella agencies share listings, the wider market can still access the property, while direct agencies have a stronger incentive to promote it.

It can be, but the seller should receive a clear benefit in return for exclusivity, such as stronger marketing investment, professional content, paid promotion or a defined international distribution plan.

Only when there is a real reason for it. Privacy, a genuinely exceptional property or access to a strong private buyer network can justify an off-market strategy.

More precisely, when a non-resident sells Spanish real estate, the buyer generally withholds 3% of the agreed consideration and pays it to Spain’s Tax Agency as a payment on account of the seller’s tax liability.
